What are my chances at getting a home loan under these circumstances?

Home Market Value: 156,000
Assessed Value:122,000

I have a job history but have been out of work due to an injury to my arm that is recently getting better. I am 20 years old and am looking to buy my parents house for $52,000. I saved $20,000 over the years. I have no credit history whatsoever and have never owned a credit card.

I’m not sure about your math. If the market value is 156,000 and you only have 20,000 how is that you only need a loan for 52,000? Is that how much your parents owe on the home? Are you expecting your parents to gift you the home? There would be a tax consequence on a gift that large.

If you don’t have current employment and good credit it’s going to be impossible to get a home loan.
